Due Diligence:
By Amir Maloumi, Land Investment Specialist & Realtor®
Buying land isn’t about luck, it’s about knowing what you’re getting into before you spend a dime. In Chapter 5 of Dirt That Pays, I explain the most important (and overlooked) part of land investing: due diligence.
You wouldn’t buy a car without checking the engine. So why buy land without checking what’s under the surface legally, physically, and financially?
What Is Due Diligence?
In real estate, due diligence means doing your homework before committing to a deal. With land, that homework protects you from buying a useless or risky property.
This chapter gives you a checklist driven approach to avoid landmines like:
- Legal Access (no legal access, landlocked)
- Zoning restrictions
- Flood zones or soil problems
- Unpaid taxes or liens, clean title
- Utility complications
Skipping due diligence can cost thousands or worse, leave you with land you can’t use or sell.
What Should You Check Before Buying Land?
Here’s a snapshot from the chapter:
1. Legal Access: Is there a deeded road or easement?
2. Zoning & Use Restrictions: What can you legally build or do on the land?
3. Topography & Soil: Is the land buildable? Flat? Rocky? In a flood zone?
4. Utilities: Is power nearby? What about water, septic, or sewer access?
5. Back Taxes & Liens, clean title: You’d be surprised how many parcels come with baggage.
6. HOA or CC&R Rules: Some land comes with hidden restrictions.
7. Environmental or Wetlands: Watch out for protected habitats or cleanup requirements.
Each of these checks can be done affordably and quickly with the right tools, and the book walks you through how.
Due Diligence Is Your Investor Superpower.
Most failed land deals happen because the buyer rushed in without checking the details. But when *you* follow a proven checklist, you:
Reduce risk
Gain negotiating power
Attract better buyers when you’re ready to resell
Due diligence doesn’t slow you down, it speeds up your success by making sure you’re moving in the right direction.
Final Thought
In land investing, the money is made when you buy not when you sell. Doing your due diligence ensures that you’re buying something with true value, not just a pretty photo or a hopeful description.
